Brookdale Expands Real Estate Holdings With 47 Welltower Communities
Brookdale Senior Living acquires 17 communities and plans to buy 30 more from Welltower, cutting long-term lease obligations.
Brookdale Senior Living Inc. (NYSE: BKD) announced Monday it has completed the acquisition of 17 senior living communities and reached an agreement to purchase 30 additional leased communities from real estate investment trust Welltower, moves the company said are designed to strengthen its balance sheet and reduce long-term lease exposure.
The Brentwood, Tennessee-based senior living operator described both transactions as mutually beneficial, framing the deals as part of a broader strategic effort to shift its portfolio toward ownership rather than leasing. Reducing lease obligations has become a central pillar of Brookdale's capital strategy in recent years as the company works to improve financial flexibility.

The planned acquisition of the additional 30 communities would bring the total number of communities involved in the two-part transaction with Welltower to 47. Brookdale did not disclose financial terms of either deal in the announcement, though the scale of the transactions signals a significant expansion of its owned-asset base.
The senior living sector has seen increased consolidation activity as operators seek greater control over their real estate amid shifting occupancy trends and cost pressures. Brookdale, as one of the largest senior living operators in the United States, has positioned ownership of its communities as a long-term operational and financial advantage.
